The highly-acclaimed Heartlands development in the West Cornish village of Pool sees Carillion Igloo delivering 2 innovative and ambitious housing projects aimed at bringing almost 150 new and affordable homes to one of the most deprived areas of Cornwall. It is on the Coastline Housing scheme that Marley’s Profile 6 fibre cement sheeting has been used to provide a stunning visual aesthetic to both roofs and external walls, which subtly references the area’s mining history.
Pioneering schemes delivered at Heartlands
At Heartlands Carillion Igloo, a self-proclaimed “responsible” real estate company, is blazing a trail for Custom Build having been convinced of its merits by the successful Dutch project at Homeruskwartier in Almere. Here in Pool this is the largest Custom Build pilot project in the UK backed by the Homes & Communities Agency (HCA), offering people a more accessible route onto the housing ladder. The purchaser buys the plot at reduced costs, and can configure and build his own home from 6 pre-selected designs.
The second ”milestone development ” at Heartlands is the Government’s first Rent to Buy scheme, which constitutes almost a fifth of the entire affordable housing stock being offered by local landlord, and not-for-profit housing association, Coastline Housing. This new housing community is an integral part of the wider Heartlands masterplan, drawn up by award winning architects HTA, to regenerate the Pool-Camborne-Redruth corridor, which had been left largely untouched after the demise of the tin mining industry and the closure of the mines in 1998.
World Heritage Site status impacts on Planning
Given the location of Heartlands, namely within a World Heritage Site, the local planning authority had understandably issued a very strict design and products brief. Materials and finishes were to resonate with the mining heritage as well as to harmonise with the agricultural buildings on the surrounding landscape. Sensitive to these requirements Coastline’s appointed architect, Design Development, worked with the initial concept to provide a contemporary design for the 90 affordable homes, spanning over the Northern and Southern parcels of the Heartlands site, that would still sit comfortably with the historical character of the area. Treated timber boarding was combined with midnight blue concrete brick, and anthracite upVc windows and doors.
Roofing and vertical cladding provide bespoke design aesthetic
For the roofs and the vertical cladding on the houses, however, Design Development, Coastline’s architect, required a specific solution: a product that would combine with the dark anthracite metal sheet cladding on the flat apartment buildings as well as blend with the roofs of the recently renovated Mining Museum. The product also needed to meet the tight budget parameters of this affordable housing scheme. Profile 6 sheet reinforcement from Marley, the UK’s leading manufacturer of roofing and facades products, was specified by the architect and builder, Keir Living, as being the perfect “fit” for this project. Together with its comprehensive range of accessories such as ridges and barges, Profile 6 sheeting is supplied in natural grey finish but can also be supplied in an extensive colour palette of architectural grade paints. In selecting the black finish for the Heartlands project, the architect was able to give a very distinctive look to the properties, whilst crucially ensuring they coordinated with the wider Heartlands development.
For the builder Marley’s Profile 6 sheeting ticked a number of key technical boxes. As a high strength fibre cement sheet, reinforced with polypropylene strips at precisely engineered locations that run along the length of the sheet, it provided maximum impact strength and superb durability. Designed for roofs of 5 degree pitch and above, Profile 6 was an ideal sheeting for the 45 degree pitched roofs of the Coastline properties. The same product could also be used for the vertical wall skins thereby ensuring materials compatibility. Quick and easy to install and to fix on this “pre-fabricated” type of house the Marley Profile 6 sheeting also provided for a quicker workflow for the build teams.
Environmental sustainability at Heartlands
A further advantage of this Profile 6 sheeting for both the architect and builder was that it would be minimally affected by frost and climatic changes. Its lack of metallic content would mean no rust, no rot, no corrosion – thus ensuring the homes would retain their unique appearance in years to come. Indeed, given the sustainability credentials of this Heartlands development the Marley Profile 6 sheeting provided the builder with a very cost effective system of weatherproofing, crucial in the context of the vagaries of the Cornish climate, as well as excellent thermal insulation. The Profile 6 fibre cement sheets also require little maintenance and have a life expectancy of at least 50 years.
With stunning views, out over Heartlands Park, towards the restored mining buildings at Heartlands and to the ancient hill top settlement at Carn Brae these Coastline mixed tenure properties are set to provide not only much needed affordable housing to local people, previously excluded from house ownership by the high prices of the second homes market, but also low-impact sustainable living.
